Property buying costs in Hurghada: what buyers should really budget for

Purchase price is only one part of the cost. Buyers in Hurghada should plan for furniture, AC, service charges, legal checks and management.

Many buyers compare only the purchase price. That is understandable, but in Hurghada it is not enough. The more important question is what the property will cost after handover before it is comfortable, rentable and properly documented.

Common additional costs include furniture, air-conditioning, kitchen appliances, curtains, lighting, water heaters, internet setup and small repairs. Even when an apartment looks finished in photos, buyers should confirm exactly what is included.

Service charges are another key point. Some compounds charge monthly, others annually or on handover. Buyers should understand what is included: pool, security, cleaning, elevator, gardens, management, common electricity or reserves.

Documents can also create costs. Translation, legal review, contract preparation, powers of attorney, notarisation and registration steps should be planned rather than treated as an afterthought.

If you plan to rent out the property, budget for professional photos, bedding, towels, equipment, cleaning, platform fees and local management. Without these costs, every yield calculation is too optimistic.

My advice: do not calculate only the purchase price. A good property becomes much safer to plan when start-up costs, documents, furniture and ongoing charges are clear from the beginning.
