Is it possible to transfer / receive payment for an apartment to an account?

Yes, transfers or sending money to or from Egypt are possible in any amount and currency and it works very quickly. In 2020, cash payments for sums of this size have become more or less obsolete due to the modernized banking system.

Is it possible to buy or sell a property with several owners (buyers) (in equal or different shares)?

Yes, when you buy an apartment you can specify all of this in the contract. A person or company can hold one / or more shares. In addition, the proportions can also be of different sizes.

Is it possible to buy an apartment without going to Hurghada?

You don’t have to travel to buy an apartment (but of course it is recommended). The purchase process can be carried out entirely by post. Your presence is also not required for the power of attorney that the seller must issue you. If you are the seller, your presence is required. Exception: You have already given sufficient power of attorney to someone you trust. In this case, this person can act on their behalf.

You can issue a power of attorney for a representative in Egypt at the Egyptian consulate in your home country.

You can then send this to your confidante (ORIGINAL). Your agent can then sign all the documents for you and sell your apartment.

Is it possible to deposit wills and how do you ensure that the heirs know about it?

It is advisable to draw up and deposit the will in Egypt according to the local regulations. In addition, it is recommended that a copy of the address of the Egyptian lawyer and the notary’s office be deposited with a notary you trust. This makes it easy for those who remain to register their claims.

A property can also be inherited without a will. If the heir is not specified in a power of attorney (taukil), you must register the right of inheritance in Egypt. This is done, for example, through a (! Certified) translation of the certificate of inheritance from your home country. This also regularly requires a translation of the death certificate.

If you have given the heiree a sufficient power of attorney (Taukil) beforehand, the heir can also take possession of the property in this way. You then save the money for the will, which is considerably more expensive. Warning: this power of attorney is IMMEDIATELY valid, i.e. the heir can therefore take possession of the property during its lifetime.

Is what you are selling legally controlled?

Before we offer something for sale (including purchase), our legal department reviews so that everything is correct and correct. Should it turn out that something is not right, we do not offer or invest in any business.

Do i need legal advice and guidance when buying from you?

As in most parts of the world, legal advice is also recommended in Egypt. If you want, our company lawyer can help you for a fee. He reviews and checks that everything is correct and that all documents are in order before buying and selling. He then follows up throughout the process and keeps you informed.

Do I have to register the purchase and sales contract in court?

This is not a mandatory procedure. However, we strongly recommend doing so as this gives you extended rights (for example, in the event of a dispute).

The registration of a property in your name is an official confirmation, which is carried out by officials of the state. This process also takes considerably longer because the state will ensure that the property is legally registered and cannot be challenged. In addition, he (the state) checks the property retrospectively for possible errors or inconsistencies.
