Do I have to register the purchase contract in court?
This is not a mandatory procedure. However, we strongly encourage you to do so as it gives you extended rights (e.g. in the event of a lawsuit).
Registering a property in your name is an official endorsement made by state officials. This procedure also takes much longer because the state ensures that the property is legally registered and cannot be contested. In addition, he (the state) checks the property afterwards for possible errors or discrepancies.

Do I need legal advice if I buy from you?
As in most parts of the world, legal advice is advisable in Egypt.
If you wish, our legal department can assist you for a fee. They check and proof that everything is correct and that all documents are in order before buying or selling. They then follows the whole process and keeps you informed and updated.

As a European (including UK) what do I need to get a residency visa?
To get a residency visa, you need the contract of sale for your apartment OR a stamped rental contract (the apartment owner will have to do this for you), 2 passport photos and some copies of your passport (page with your photo and the page with the last entry stamp). To be 100% sure, you should inquire at your embassy or at the Hurghada "Visa Office".

What is the difference between a residency visa and a re-entry visa?
The residency visa entitles them, as the word suggests, to reside in Egypt. The re-entry visa entitles you to re-enter Egypt if you already have a visa. If you have a valid residence visa, you should apply for a re-entry visa at the visa office BEFORE you leave Egypt. Otherwise your residence visa will expire and you will have to apply for and pay for it again.
Please note: Residents should not leave the country without a valid re-entry visa. An exception is of course the desired renewal of the resident visa.
